Next, this was a rental property that had given me grief for several reasons over 15 years and I knew I'd lose money on it so I wasn't happy. Josh, it was Amazing. Here are a few examples. Not afraid to dig in - The property manager had not been diligent about taking care of it, and as a result, it needed a lot of work to get market-ready. I live out of state, so that was no easy feat. Fortunately, Josh had professionals I could leverage. And, he acted as my eyes and went way out of his way to ensure the work was performed to exacting standards. Knows to price - His pricing strategy got me offers the second day it was on the market. He knows his neighborhoods. Based on the neighborhood and price point, he knew it would sell to a first-time buyer, and it did. Great negotiator - He was gently persuasive with the buyer's agent when requests began to get a bit over the top. And, he managed me well when I got snitty about the requests.
