Las Campanas is an exclusive gated community located just 15 minutes from downtown Santa Fe, New Mexico. With its stunning mountain views, luxurious homes, and world-class amenities, it's no wonder why Las Campanas is such a desirable place to live. However, as with any neighborhood, there are both pros and cons to living in Las Campanas. Let’s discuss them.

Pros:

  1. Stunning Views: One of the most appealing aspects of Las Campanas is its breathtaking views of the surrounding mountains. Whether you're watching the sunrise over the Sangre de Cristo Mountains or admiring the sunsets over the Jemez Mountains, the views in Las Campanas are nothing short of spectacular.
  2. Luxurious Homes: Las Campanas is home to some of the most luxurious homes in Santa Fe. With a variety of styles and sizes to choose from, there's a home to fit every taste and budget. The homes in Las Campanas are often equipped with high-end finishes and top-of-the-line appliances.
  3. World-Class Amenities: Las Campanas offers residents access to world-class amenities, including two Jack Nicklaus Signature golf courses, a state-of-the-art fitness center, tennis courts, a spa, and multiple dining options. There are also numerous hiking and biking trails located throughout the neighborhood.
  4. Gated Community: Las Campanas is a gated community, which provides residents with an added sense of security and privacy. The community is monitored by security personnel and access is restricted to residents and their guests.

Cons:

  1. Cost of Living: Living in Las Campanas comes with a hefty price tag. The cost of homes in the community is higher than the average home in Santa Fe. In addition, there are monthly association fees that cover the cost of amenities and security.
  2. Homeowners Association: HOAs often have strict guidelines about what homeowners can and cannot do with their properties. These guidelines can include everything from the color of your house to the types of plants you can have in your yard. While these rules are meant to maintain the aesthetic and property values of the community, they can be a source of frustration for some homeowners who may feel like they are being micromanaged. Additionally, HOA fees can be quite high, and failure to comply with the rules can result in fines or even legal action.
  3. Distance from Downtown: While Las Campanas is just 15 minutes from downtown Santa Fe, it can feel much further due to its secluded location. This distance can be a disadvantage for those who enjoy the nightlife and cultural events that the city has to offer.

In conclusion, living in Las Campanas can be a dream come true for those who value luxury living, stunning views, and world-class amenities. However, the cost of living, HOA restrictions, and distance from downtown may be a deterrent for some potential residents.

If you are considering a move to Santa Fe or within Santa Fe, I’d be honored to be your guide and trusted advisor.
